For Investors:

 

Why do you seek private investors instead of using bank financing?
We use both; however, bank financing typically takes 30 – 45 days to complete. Often the best opportunities require us to move quickly so private financing allows us to profit from projects that we might otherwise miss out on.

 

What is the minimum that I can invest in a particular project?
Typically we require a minimum investment of $50,000 - $75,000 since we only partner with a single investor for each property. The amount invested will need to finance 100% of the purchase price plus all renovation costs.

 

Do you offer joint ventures with profit participation or a flat APR?
Generally we pay a flat annual interest rate of 8 - 12% APR depending on the total amount of the investment; however, if you have a partnership proposal we are willing to listen.

 

What is the duration of the investment?
Your funds will be committed until the property is rehabbed and either sold outright or refinanced as part of a Lease-2-buy sale. This typically takes from 4 – 6 months.  

 

Will I receive monthly interest payments?
No. Your initial investment plus interest will be returned at the end of the project.

For Contractors:

 

Will I be hired as an employee?
No. We will sub-contract specific jobs or projects to you. You are free to take on additional outside jobs as time permits; however, we expect you to meet our agreed upon completion dates. That said, we are looking to establish long term relationships with good contractors.

 

Where are the jobs located?

The majority of our work is in Macomb and Oakland counties.

 

Why do I need to provide at least 3 references?
We want assurance that you do quality work and complete it on time. We will call the references, so be sure to include accurate contact information.

 

Is a written agreement between us required for each job?

Yes, we will provide one. It will specify the scope of the work being done, cost, start and completion dates, and payment terms.

Are there any penalties if a job is not completed on time?

It is very important that you complete a job on-time. If you are late, it may impact the expected start date of other contractors. Therefore, you are expected to complete a job by the estimated completion date or you will be penalized for each day that you are late. However to be fair, you will also receive a monetary award for each day that the work is completed in advance of the estimated completion date. This is detailed in the mutually agreed upon written agreement.

 

What can I expect from you?

We will be honest, upfront, and treat you fairly. Once a job is completed to our satisfaction according to the terms of our agreement, we guarantee that you will be paid on-time without having to ask for it twice (Once we receive a Waiver of Lien from you). Your good work will be rewarded with many more jobs and referrals by us in the future. As previously stated, we are looking to establish long term relationships with our contractors.
